Property workflows: UAE

RERA-regulated tenancy rules, Ejari registration, and VAT for property in the UAE.

## RERA-regulated tenancy

Rent increases follow the RERA rent index and require 90 days' notice before renewal. Standard tenancy notice periods (termination, non-renewal) are also 90 days. Security deposits are typically capped at one month's rent, and late payment is regulated at 2% per annum under RERA rather than a freely-set late fee.

Ejari and utilities

A tenancy isn't legally complete without Ejari registration. The move-in and move-out checklists in this platform reflect that: move-in covers Ejari registration, DEWA (utilities) transfer, and cheque collection; move-out covers the DEWA final bill and Ejari cancellation alongside the usual deposit return. Renewal carries its own checklist — the RERA rent index check, the 90-day increase notice, and Ejari renewal.

Currency and VAT

Use AED for UAE assets. UAE VAT is a flat 5% with no regional variation (unlike India's GST split or Canada's provincial add-ons) — the simplest of the four supported countries' tax treatments. Purchase cost estimates for the region account for Dubai-oriented fees where applicable.
